    Pier & Beam Foundations: What Louisiana Homeowners Should Know

    Most older homes across Greater New Orleans, the Northshore, and River Parishes sit on pier and beam (sometimes called "raised") foundations. We do a lot of this work, and the more you understand how the system functions, the better decisions you can make about your home.

    How a Pier & Beam Foundation Works

    Your house sits on a grid of vertical piers (concrete, block, or brick) that transfer load down to firmer soil. Those piers support horizontal beams (also called girders or sills), which in turn carry floor joists and the rest of the structure above.

    The crawl space between the ground and your floor is intentional. It keeps wood framing off wet Louisiana soil, gives access to plumbing and ductwork, and lets the house "breathe" in a humid climate.

    Why Pier & Beam Homes Move Here

    South Louisiana sits on soft, water-saturated soils with a high clay content. Clay swells when wet and shrinks when dry, so piers can settle unevenly with the seasons, after droughts, or after heavy rain events.

    Add in poor drainage, leaking plumbing under the house, decayed sills from moisture, and termite damage to wood beams — and a perfectly built home from the 1940s through the 1980s will eventually need attention.

    What "Releveling" Actually Means

    Releveling is the controlled process of lifting low areas of the home back toward its original elevation using hydraulic jacks placed against the existing beams. We lift in small increments across multiple points so the structure rises evenly without cracking finishes.

    Once the home is back in plane, piers are reset, shimmed, replaced, or added — and rotten sills and beams are sistered or swapped out so the new elevation actually holds.

    Pier & Beam vs. Slab

    Pier and beam systems are usually more forgiving and more repairable than slabs — failed piers can be reset or replaced one at a time without breaking concrete. The trade-off is moisture exposure, so drainage and crawl-space conditions matter.

    Slab foundations don't have a crawl space, so repair often means underpinning with piers driven through the slab — a heavier intervention. Knowing which type you have changes both the diagnosis and the right fix.

    Types of Piers We Install & Replace

    Poured Concrete Piers with Rebar Cage

    Our standard for new structural support. A reinforced cage is set in an excavated hole and poured in place so the pier is monolithic and tied to a proper footing — not a stack of blocks resting on dirt.

    Concrete Block (CMU) Piers

    Common in older homes. We rebuild or replace them on engineered footings when the originals have shifted, cracked, or sunk below grade.

    Helical & Push Piers

    Used when surface soils can't carry the load. They reach down through soft clay and organic layers to find competent bearing capacity, then transfer the home's weight to that depth.

    Sill & Beam Replacement

    Piers are only as good as what sits on them. We replace rotted sills, termite-eaten beams, and undersized girders so the new support system is actually doing the work.
